In August 2015 our fourth property syndicate formed and on Christmas eve we received an early present in the form 11-17 Ireland Street West Melbourne.
Measuring 409m2 the site is a north-east facing warehouse with laneway access to the south and east and is around 100m from North Melbourne station.
Together with our seven other partners, we bought the property for $2.3m on a 6 month settlement with a 5% deposit. In August this collective had missed out on a smaller site just around the corner at 88 Miller St which sold for $2.4m at auction. So it felt like we secured a good deal.
Our plan is to develop 8 x four-storey townhouses of around 115 sqm of living space onto of a basement carpark.
Each townhouse will have a footprint of around 40m2 so quite compact. The design features two floors of bedrooms and two floors of living with a separate kitchen/dining and living floors on the 3rd and 4th level. We initially planned to have large roof terraces to take advantage of the city views but revised the design of the roof decks to include balconies as a value management decision to keep the project to budget.
The irregularly shaped lot has presented the biggest design challenge, although it has also enabled a unique design response. Our desire to make the small footprints feel spacious and also to bring light and visual interest to the units in the middle of the site given their lack of street frontage resulted in a T shaped configuration on the site. To achieve all of our shared objectives we decided to decrease the current 100% site coverage down to 78%. This allowed for a common courtyard to the west of the site and an open entry platform to the rear units off Tait Lane to the east.
