Our fifth joint venture launched in late 2016 with the purchase of 6-10 Gardiner Street North Melbourne. It was completed in March 2022.

Our seven member collective purchased the 425m2 site off-market for $3.1m with an 18 month settlement period. Our plan was to build eight four level 3-bedroom townhouses on the property. Despite their being a previous permit for apartments on the site, our neighbours took us to VCAT despite the architectural merit of the lower density townhouse scheme we were proposing.

The site is three blocks from the Vic Market and bounded on the south by Gardiner Street, on the west by St Andrews St and on the east by Warwick St.

The great access means we were able to pursue a scheme with on grade car parking and the 14m height limit meant that the townhouses (which were all ~ 140 sqm of internal living) were designed on compact circa 50 sqm lots over four levels with 3 beds, 2 baths, 1 car park and a roof deck.

In keeping with the heritage nature of the area the project features a banded brickwork pattern around the lower two storeys of the building.
