Our eighth collective commenced in November 2017 with the purchase of 16-18 Clarendon Street Thornbury.
The property is approximately 675 sqm measuring 18m wide and 36m deep and was ideal for development as it is a corner site with ROW access to the south. It also features a lapsed planning permit for 11 apartments over 3 levels with 15 car spaces via a basement. Our strategy was to develop 7 x 3-bed and 2-bath and 1 car townhouses of around 115-130 sqm of Gross Floor Area over 3 levels.
The 6 members of this collective were keen to explore how we could create homes with generous ground floor living space and activate the street frontages particularly to Armadale St. As always the design revolved around the car parking strategy! Darebin Council were very supportive through the process and given the strategic location (metres from Thornbury Village on High Street Thornbury) we were able to get a car parking dispensation. The dispensation allowed us to provide only 7 cars which we did via a car stacker off the rear laneway.
This meant the southern most dwelling became a 2 storey townhouse with ground floor access and a small garden sitting ontop of the car stacker. An interesting typology which leant itself to reverse living as this townhouse enjoys expansive south facing views towards the Melbourne CBD.
In late 2020 we engaged Jardon as our builder partners and in mid 2021 construction commenced. We completed the build in late 2022. It was a challenging build for Jardon during the pandemic however we were extremely happy with their attention to detail and the quality of the finish.
